Corey has been building his YouTube channel for roughly four years. Like most agents, he did not start with some massive audience or an overnight viral video. His first leads took roughly three months. His first closing came around six to nine months after starting. But then something happened. The channel started compounding. Corey went from generating a few YouTube transactions to building a channel that now brings in approximately 15 to 25 high quality leads every month.

In 2024, Corey closed around 16 transactions from YouTube. In 2025, that grew to around 20 transactions from YouTube. Today, YouTube has generated more than $400,000 in GCI for his business. And one of the most important parts of Corey’s story is that he learned what actually generates business on YouTube.

It wasn’t just getting more views. It was getting the right high intent views.

The Real Goal Is Not Views

Views are not bad. But views are not the goal. For real estate agents, the goal is not to become a YouTuber. The goal is to create trust with the right buyers and sellers before they ever get on the phone with you. Corey has experienced this firsthand. He has created videos that generated significant views. But he learned very quickly that there is a major difference between creating content that gets attention and creating content that makes someone think:

“This is the agent I want to work with.”

A video with 1,000 views from serious New Jersey buyers and sellers can be significantly more valuable than a video with 50,000 views from people who will never transact. That is one of the biggest mistakes agents make. They judge their YouTube channel like a content creator instead of a business owner. The better question is not:

“How many views did this video get?”

The better question is:

“Did this video attract someone who could become a client?”

Mistake #1: Creating Content That Has Nothing to Do With Real Estate

When Corey first started his channel, he experimented with the same type of content a lot of agents make. Restaurants. Things to do. Local attractions. Community entertainment. The videos were fine. But they weren’t moving the needle for his real estate business. Eventually Corey made a decision. He stopped trying to cover everything happening in New Jersey and focused heavily on content connected to real estate. Market trends. Recent sales. Community-specific information. Development. Property values. Changes happening in New Jersey that could impact buyers, sellers, and homeowners. That became his niche. And that content started attracting the exact people he wanted to work with. There is nothing inherently wrong with making a video about the best restaurants in your city. But you have to ask:

Who is watching it?

Someone looking for the best tacos in town might already live there They might be visiting for the weekend. They might have absolutely no intention of buying or selling real estate. Now compare that with someone searching: “What are the best communities to live in New Jersey?” Those viewers are much closer to making an actual real estate decision. Low-intent content gets viewers. High-intent content creates opportunities.

Mistake #2: Thinking Viral Views Equal Leads

One of Corey’s biggest lessons has been understanding the difference between being an influencer and being a business owner. You can create a video that gets massive attention. But if the people watching have no reason to hire you, what did those views actually accomplish? Corey has seen both sides. The content that has generated him the most money is often very specific to communities, developments, market changes, recent sales, and the questions serious buyers and sellers are already asking. The goal isn’t necessarily to reach everyone. The goal is to become extremely relevant to the person who may need an agent. That is a completely different strategy.

Mistake #3: Giving Up Before YouTube Has Time to Work

This is where a lot of agents fail. They post for 30 days. Maybe 60 days. They don’t immediately close a deal. Then they stop. Corey’s experience was completely different. It took roughly three months before leads really started coming in. His first closing took around six to nine months. But once the channel gained momentum, the lead flow became much more consistent.

That is why YouTube needs to be looked at differently than Zillow, Realtor.com, or another paid lead source. With Zillow, you are paying for access to someone else’s audience. Stop paying and the leads stop. YouTube is different. You are building your own audience. You are building your own brand. And every video becomes another asset that can continue introducing you to potential clients long after you upload it. That takes longer. But when it works, the upside compounds.

Mistake #4: Refusing to Repeat Topics That Work

A lot of agents say: “I already made a video about that.” That can be a huge mistake. Your audience today is not the same audience you had six months ago. Markets change. Prices change. Inventory changes. Interest rates change. New developments happen. And new people discover your channel every single day.

Corey has learned to revisit successful topics and provide an updated perspective. One of the strategies we have used with his channel is taking a topic that already proved people cared about and attacking it again with updated information. One version of a topic generated roughly 3,900 views. A later version of the concept generated around 97,000 views and more than 100 leads. Same underlying subject. Different timing. Updated information. New audience.

You don’t always need another completely original idea. Sometimes the opportunity is sitting inside something that already worked.

Mistake #5: Trying to Look Like Every Other Creator

One of the things that stops agents from starting YouTube is believing they need to act a certain way on camera. They think:

“I’m not charismatic enough.”

“I’m not good enough on camera.”

“I don’t look like a YouTuber.”

“I don’t know what to say.”

Corey’s advice is much simpler. Find your niche. Know your craft. Provide real value. And communicate it in a way that is authentic to you.

Corey’s channel works because he doesn’t try to become someone else. His style is heavily driven by numbers, data, trends, market information, and objective analysis. That fits him. Another agent may have a completely different style.

You do not need to copy Corey. You need to figure out what makes someone want to watch you.

From A Few Leads to $400K+ in GCI

Corey’s journey did not happen overnight. He started like almost everyone else. Testing different topics. Trying to figure out what worked. Waiting months for the first leads.
