Cap Rate
The capitalization rate, often known as the cap rate, is the ratio of an investment property’s net operating income to its capital cost or current market value. This is one of a few real estate phrases that refer to the projected rate of return on an investment property.
Cash on Cash Return
The ratio of yearly cash flow before taxes to total cash invested, stated as a percentage, is known as cash on cash return. Investors can use this financial indicator to evaluate the cash flows from their income-generating assets.
Debt-to-Income Ratio
This is a personal finance metric that compares an individual’s monthly debt payment to their monthly gross income. This statistic is used by lenders to assess a person’s capacity to manage monthly loan repayments.
Hard Money Loan
A hard money loan is an asset-based loan made by private investors or businesses. They are generally quick to finance but have higher interest rates than conventional loans.
Internal Rate of Return
The discount rate at which the net present value (NPV) of all cash flows from an investment or project is zero is known as the internal rate of return. This statistic is used to figure out how profitable a proposed investment will be.
Net Operating Income (NOI)
After deducting property expenditures, net operating income is the yearly revenue earned from an investment property. Property tax, property management fees, and utilities are examples of such costs.
