How PropStream Uses AI to Find Off-Market Deals Before Anyone Else Does
Most agents and investors think of AI as a writing assistant or a chatbot. It also works in reverse. Investors specifically looking for fixer-uppers can filter for high-equity properties in poor condition instead, targeting exactly the opposite end of the spectrum.
The Foreclosure Factor
The second AI feature in PropStream Intelligence looks at financial behavior rather than photos. PropStream has access to bank-owned, pre-foreclosure, mortgage, and auction data. AI was pointed at that data to identify behavioral patterns and commonalities among properties that eventually end up in foreclosure, then applied those patterns across every address in a given market.
The result is a foreclosure risk score, essentially flagging homeowners who may be heading toward foreclosure or pre-foreclosure before it shows up on a public document like a tax lien or auction notice. The goal isn’t to assume the worst about anyone; it’s to identify people early enough that an agent or investor can offer help before the situation escalates.
Click-to-Dial, Powered by AI Suggestions
PropStream’s acquisition of Batch Leads and Batch Dialer brought click-to-dial functionality directly into the platform. Any phone number inside PropStream becomes clickable, and before dialing, users set up a local area code so the call feels more familiar to the person receiving it rather than showing up as an unknown number.
Once the call connects, PropStream Intelligence generates real-time conversation prompts, suggestions on what to say, reminders to confirm the address, and prompts to keep the conversation moving, which is especially useful for agents who are newer to cold calling. Conversations can also be recorded and reviewed text-by-text afterward.

Filters can be layered for sharper targeting. One example walked through live: combining a “tired landlord” filter with failed listings (expired, cancelled, or withdrawn) and a minimum of one year of ownership. That last filter matters more than it seems: if a property failed to sell on market but was then purchased privately shortly after, the deed’s years-of-ownership figure would show less than a year, a useful signal that the property likely already sold off-market and shouldn’t be contacted.
In the live example, this exact combination (tired landlord + failed/expired listing + 1+ year of ownership) returned 193 properties in the Savannah, Georgia market. A quick manual double-check against local MLS data is still worth doing, since PropStream’s MLS data can occasionally lag by up to 24 hours in some markets.
From List to Live Campaign
Once a list is built, the workflow is straightforward:
- Save the list (e.g., “Georgia Tired Landlords”)
- Skip trace it to get phone numbers and emails (as low as $0.12 per address on paid plans, free on some plans)
- Create a campaign, which automatically generates a free landing page for that specific list
- Choose your activity: dialer, postcard, or email, and start reaching out
