How a Ranch Specialist Gets Weekly Calls From Online and AI Search (6 Lessons)

Most agents who try to stand out online hit the same wall. They post for a few months, the phone stays quiet, and they decide marketing doesn’t work for their market. The real issue is usually that they tried one tactic, for a short time, without a niche behind it.

Tiffany sells ranch and farm property in Central Oregon, and she now gets calls every week from people who found her online or through AI search. They arrive already convinced she’s the right fit. It took years, and the approach is easy to borrow.

1. Pick a niche you actually live

Tiffany’s niche is ranch real estate, including horse properties, acreage, and indoor and outdoor arena properties. She lives that lifestyle, and she says she can talk about horses and land forever without it feeling like work.

Her rule is that the truth is the easiest thing to sell and market, so don’t build a niche that isn’t you. She also asks one question: what can you bring that nobody else can? For her, it was 25 years in marketing and advertising. Find your version of that, then make it central to your business.

2. Put trust at the top of your homepage

Her homepage opens with a “Meet Tiffany” section and a way to get in touch. Below that, visitors can jump straight to areas and property types. She wants people to meet and trust her first, then get where they need to go quickly.

The photos are mostly real, taken from her own farm and from farms she has sold. Reviews from past clients sit on the site too, so visitors see what others say before they call. The host also pointed out that a clear “about you” section helps search engines and AI treat your site as an authority on your topic.

3. Build the site so search and AI can find it

Over the last year, Tiffany rebuilt her site on a more flexible platform. She added MLS search areas for niche property types, built out area pages, and rewrote her content to be friendlier to search and AI. She picked a platform with an easy way to add keywords and content, and one she could hand off to someone else for updates.

She calls the rebuild probably the most effective thing she did for her business this year. In the session, the host noted that blog headings written as questions, with the answer right below, work well for answer engines. She plans to refresh the content again in January and February, when business slows down. Pick your slow season and put the refresh on your calendar.

4. Make one piece of content work in several places

Tiffany produces a magazine about three times a year. She does it on her own schedule, during quieter stretches, because the market cares that it gets done, not when. The articles then become blog posts on her website, and a digital copy lives on the site too.

Each issue includes local resources, like a local beef section with producer phone numbers. That gives other people a reason to hand the magazine out.

Distribution is simple and local. She mails about 10,000 copies at a time, depending on the time of year. Recipients include property owners she reaches through escrow, based on how long they’ve owned, plus a list of prospective buyers who like getting it. She also drops copies where her audience spends time, like feed stores and local restaurants. All of it points back to her website.

5. Use AI to save time, not to replace your voice

Ideas come from Tiffany, and sometimes from local friends who write articles. AI helps with proofreading and refining. She estimates it saves about 25% to 30% of the time it takes to finish an issue, and it catches errors a friend might miss until after printing.

She also reruns magazine articles through AI to make them more search and AI friendly for the website. The print version stays smoother and more natural, and the web version carries the keywords. Two versions, one idea.

6. Plan in years, not months

Tiffany’s advice for agents starting out is to skip the idea of throwing $5,000 at marketing today and expecting a payoff in six months. Build a long-term plan, and set money aside from each transaction to keep developing your brand.

The payoff, she says, is that people no longer need convincing. They call because they’ve seen the website, the listings, and the magazine, and they say, in effect, you’re the right fit, tell us what to do. She describes it as less work, and it took years to get there.
