200+ Web Pages, One Niche: How a 48-Year Agent Built an AI-Findable Content Machine Around Senior Downsizing
Most agents who try to “niche down” pick a topic that sounds good on paper — luxury, new construction, whatever’s trending — and lose steam within a few months because it was never really theirs to begin with. Mike Bowler, who’s been in real estate for 48 years, took a different approach: his niche came directly from something he and his wife actually lived through.
When they downsized their own home a few years back — decluttering, donating furniture, navigating the whole transition — he realized how many of his own clients had asked him the exact same questions over the years. That firsthand experience became the foundation for a niche that’s since expanded into assisted living, probate, estate transitions, and divorce. He’s now built over 200 web pages and 200+ YouTube videos around it, with no slick production and no chasing viral numbers. In a recent Labcoat Agents session with Placester, Mike walked through exactly how he built it — and why the specificity is the whole strategy.
His advice to other agents: pick whatever you’re already the resident expert on — luxury, waterfront, first-time buyers, whatever it is — and go deep, not wide. Write about it, talk about it on video, and share it everywhere.
The Process, Step by Step
Mike’s actual workflow for building out a page:
- Draft the raw content himself — his personal experience, situations he’s seen with clients, the questions people actually ask.
- Hand it to AI to turn into a polished, professional page — then goes back through it to add his own voice and personal details so it doesn’t read as generic.
- Add 10-12 FAQ-style questions and answers to each page, directly addressing the specific questions people ask him.
- Structure the schema/backend properly so the page is findable by both Google and AI search — something Placester handles on the technical side.
- Turn it into a blog post, then a YouTube video, then share both across Facebook, LinkedIn, and Google.
Every piece links back to every other piece — the video references the page, the page links to related resources, and everything ties back into his site’s structure.
No Studio, No Script, No Problem
Mike shoots every video on his own device — no DSLR, no lighting rig, no mic setup. “What you see is what you get,” he says. That rawness isn’t a weakness; it’s the point. Prospects get an honest, unfiltered sense of who they’re working with before they ever meet him in person — which either confirms he’s the right fit or filters out the people who aren’t looking for that.
The Time Commitment Is Real
Mike spends 2–3 hours every morning on this — and he’s upfront that it’s a genuine commitment, not a quick win. His recommendation for agents who can’t match that pace: even one hour a day focused on a single niche (say, FSBOs or waterfront properties) compounds the same way over time.
For Agents Not Ready to Commit That Deeply
Not every agent has two hours a day to give. Placester’s content automation tool generates daily, weekly, or monthly content specific to your area and topics as a starting point — not a replacement for the work Mike’s doing, but a way to go from zero to one instead of staring at a blank page indefinitely. You take the draft, add your own voice, and build from there.
Why the Structure Matters for AI Search
The bigger strategic point from the session: the way a site is structured on the backend — schema, resource center organization, community-level pages — determines whether AI tools and Google can actually find and surface it. Mike’s site is broken into dedicated resource centers (senior transition, homeowner, seller) with sub-pages by community, each with embedded video, FAQs, and downloadable guides.

Corey Jones, a Coldwell Banker agent in New Jersey, built a YouTube channel that now drives two‑thirds of his business — over $400K in GCI. By focusing on data‑driven, high‑intent content instead of viral trends, he turned consistent posting and a rented studio setup into a 20–25‑lead‑a‑month system that keeps producing long after each video goes live.
In just eight days, Gabe Cordoba’s team saw 121 warm handoffs from a 25,000‑contact database — powered by Fellow’s AI teammate “Felix.” Instead of chasing new leads, they used AI to work the database they already had, uncovering missed calls, hidden referrals, and real‑time opportunities that human teams often overlook.
