$400K in GCI From YouTube: How One NJ Agent Turned Data-Driven Content Into a 20-25 Lead-a-Month Machine

Most agents who try YouTube and quit do it for one of two reasons: they expect it to work fast, or they assume it only works if you’re entertaining on camera.   • 13,000+ subscribers
  • 20–25 qualified leads per month, mostly through lead magnets (a relocation guide and a NJ home-buying guide)
  • Roughly 3–5 additional leads per month reaching out directly via call, text, or email — his highest-intent contacts

Why He Moved From Facebook Ads to YouTube

Corey initially built his pipeline through Facebook ads, targeting NYC renters with a straightforward pitch: stop paying Manhattan or Brooklyn rent, own a comparable home in New Jersey for similar money. It worked, but he ran into a ceiling — Facebook ads let him pitch a transaction, not build a brand. YouTube let him actually demonstrate his knowledge and personality over time, which meant leads arrived already trusting him rather than needing to be convinced.

It Took Longer Than People Expect

Corey’s timeline is a useful reality check: his first lead came in around 3 months after he started posting weekly. His first closing took 6–9 months. It wasn’t until the following year that YouTube became a consistent, reliable part of his pipeline. The lesson: this isn’t a fast win, but once it compounds, it keeps producing — some of his older videos are still generating leads two to three years later.

What Actually Performs

Corey’s content evolved from general neighborhood coverage into something more specific: data-driven market breakdowns focused on what he calls “the big three” in New Jersey — proximity to NYC, school ratings, and access to a local train station. He’s deliberately not a “glitz and glamour” personality-driven creator, and he’s fine with that — it filters in the exact type of no-fluff, analytical buyer he wants to work with.

One video — a “5 Huge Changes Coming to New Jersey” piece that referenced Netflix’s studio development and a major mall redevelopment — went from 3,900 views on its first version to 97,000 views on a follow-up, and generated 40 seller leads in about a week. Corey was candid that it wasn’t a formula he could fully replicate on demand — but it demonstrated exactly how much untapped capacity a single video can generate when it hits.

No Scripts, But Structure Matters

Corey doesn’t script his videos word-for-word — he speaks from expertise and lets his editing team clean up the flow. Where he does use AI: helping frame a topic and generate visuals/slides to use during recording, not writing out dialogue to read. His advice to other agents: if you genuinely know your market, you don’t need a script — you need a system for staying consistent.
