You Don’t Need Viral Numbers — You Need a Content System: A Breakdown of What’s Actually Working on Instagram
On Instagram, the biggest wins for real estate agents aren’t coming from viral one‑offs — they’re coming from systems. The agents seeing real growth are the ones who’ve built a repeatable process that consistently attracts the right audience, instead of chasing the occasional lucky hit.
That’s exactly what Kyron Martini has been helping agents in the Orange County/LA area do. His clients have turned modest accounts into tens of thousands of followers and seen videos jump from small engagement to tens of thousands of views — not because of trends, but because of a system anyone can learn.
It’s a System, Not “Shooting Videos When There’s a Listing”
The biggest shift Kyron makes with clients isn’t the filming — it’s everything before it. Before any camera comes out, the process starts with figuring out positioning: who you want to attract, what makes you different, and what content formats are already working for similar agents in other markets. The actual filming, he says, is often the smallest time investment in the whole process.
The Biggest Missed Opportunity: One Video Per Listing
Most agents shoot a single walkthrough video per listing and call it done. Kyron’s take: a single listing can realistically produce 6–8 different videos — a storytelling voiceover piece, a couple talking directly to camera, a carousel of photos, a “this or that” neighborhood comparison — all spread out across the time the property is active. Buyers who show up for a home tour video, even if they don’t buy that specific house, are still leads for the next one.
The Research Process (You Can Do This Yourself)
Here’s the part every agent can copy without hiring anyone:
- Pick your niche tightly. Not “buyers in Irvine” — something like “first-time buyers looking under $1M in Irvine.”
- Study 10 other agents doing well in different markets — not your local competitors. Look at what formats are performing for them (home tours, ranking videos, educational content).
- Search the platform you actually want to grow on. For most real estate content right now, that’s Instagram — Kyron’s read is that Instagram’s algorithm currently rewards real estate content more consistently than TikTok.
- Judge performance by “outlier score,” not raw views. A video with 15,000 views from an account that normally gets 5,000 is a 3x outlier — genuinely worth studying. A video with 100,000 views from an account with a million followers might actually be underperforming. Views only mean something relative to the account’s normal reach.
- Save what works into a running swipe file (Notion, a saved folder, whatever’s easiest) so you build a library of formats and ideas over time.
Test in Buckets, Not All-In on One Format
A common mistake: agents pick one content type (all home tours, or all talking-head videos) right out of the gate. Kyron recommends splitting your first batch — a few home tours, a few ranking videos (“best coffee shops in X,” “best date-night restaurants in Y”), a few price breakdowns — so you can actually see what your specific audience responds to before doubling down.
Two Things That Matter More Than Equipment
If you’re filming yourself: lighting and audio will carry a video further than production value ever will. A window in front of you for natural light beats a dark room with a bright background every time. For home tours, the fix for shaky, disorganized footage is simple — keep each shot short, and keep camera movement consistent (walking forward through each space, rather than panning back and forth).
Where AI Fits (and Where It Doesn’t)
Kyron’s honest take: AI isn’t useful for the ideation research phase — it can’t scroll Instagram and tell you what’s actually working right now. Where it helps is a first-pass draft of a script for more complex, narrative-style videos, which then gets read aloud and edited by a human to make sure it actually sounds natural on camera. For simpler formats (a ranking video, a Q&A), no AI needed — just your own knowledge.
