You Don’t Need 50,000 Subscribers to Close Deals on YouTube — Here’s Proof
There’s a persistent myth in real estate that YouTube only works if you’re already an influencer with tens of thousands of subscribers. Sabrina Gordon, an agent in Killeen, Texas — a military town of about 160,000 people — is proof that isn’t true. In a recent Labcoat Agents session, Sabrina and Paolo from YourTubeTeam broke down exactly how her channel produces 10 to 12 closings a year without anything close to viral-sized numbers.
The Numbers
Since YourTubeTeam took over managing her channel in August 2024, Sabrina’s videos have generated:
- Over 85,000 views and 1 million+ thumbnail impressions
- A 5.2% click-through rate
- An average view duration of 3 minutes
- 316+ leads and 20+ closings
More than half of her views come organically from YouTube’s own browse and suggested algorithms — meaning YouTube itself is recommending her content to viewers who weren’t even searching for it. She also ranks on the first page of Google and YouTube for “moving to Killeen Texas,” which means she’s capturing buyers before they even think to search for an agent.
Quality Over Quantity
“It doesn’t correlate to actual business,” Sabrina said of chasing views and subscribers for their own sake. Going viral doesn’t pay the bills — targeted content that reaches people actually relocating to your area does. Her advice to any agent starting from zero: think about what you’d want to know if you were moving to your town, then make a video answering that question.
What Actually Works
Sabrina shifted her strategy from mostly market updates and home tours to relocation-focused content — things to do in the area, reasons people move there, and community tours. List-style videos (“Top 10 Towns,” “8 Things to Do”) consistently perform best, because they’re easy for viewers to scan and immediately relate to. Being tied to a major military base also gives her built-in, constant turnover of people relocating in and out — a natural audience for exactly the content she’s making.
She posts roughly once a week and writes her own scripts, spending about an hour per video (longer for on-location shoots like community interviews). One thing she’s firm about: no AI-generated scripts, and no AI avatar clones of herself. “It removes the personality,” she said — and viewers can tell.
The Follow-Up Is Simple
When someone downloads her relocation guide, they get an automated, personalized text almost immediately. If there’s no response after 3–4 attempts, she doesn’t chase — she moves them into an email drip campaign (she uses Flodesk) and lets the nurture run in the background. One buyer closed a full year after his first inquiry, simply because Sabrina noticed renewed activity in her CRM and sent a quick check-in text.
Even subscribers who never reach out are being nurtured — every weekly video they watch keeps her top of mind.
